These terms apply to HEMIC NEW HOMES products/services related to real estate purchases and sales, whether direct or through intermediaries (HEMIC INVERSIONES INMOBILIARIAS S.L., HEMIC PROPERTIES S.L.). The services are for individuals over 18 years old. By using the website www.hemicnewhomes.com, users agree to these terms. HEMIC reserves the right to modify the terms at any time without notice.
“Buy a Home” / User Offers:
Users can reserve properties listed by HEMIC NEW HOMES through the website. Reservations are accepted within 72 hours, pending a feasibility review. To make a reservation, users must accept specific service conditions. All legal sale processes happen offline. Listed prices are indicative and do not include additional costs such as notary fees, taxes, or third-party payments. HEMIC NEW HOMES is not responsible for final sale prices; the developer bears full responsibility.

Particular Conditions of the Offer to Buy a Property from HEMIC NEW HOMES:
When signing this reservation, the following conditions apply:

You will submit an offer based on the price listed on the website.

The offer requires a payment of €10,000 via credit/debit card, which will be deducted from the final price.

HEMIC NEW HOMES will review the offer within 72 hours. If not accepted, the amount will be refunded.

If accepted, a sales contract must be signed within 72 hours.
Management Fees:
A fee of €2,900 excluding VAT (VAT is 21%, which totals €609) is charged for the preparation, monitoring, and signing of the contract. The fee must be paid via bank card or transfer before signing the public deed of sale. If payment is not made on time, HEMIC NEW HOMES reserves the right to cancel the sale without liability and retain any amounts previously paid by the customer.
Anti-Money Laundering and Terrorism Financing Prevention:
In the context of the public deed of sale, the Buyer must provide the necessary information and documentation to the Property at least 48 hours before the date of signing. This is to comply with obligations under Law 10/2010 and related regulations. If the Buyer fails to provide the required information, the Property may terminate the contract without liability and return the earnest money, except for the €1,000 reservation fee.
Specialty Properties Not Owned by HEMIC NEW HOMES:

The property is not owned by the HEMIC group; the sale is handled on behalf of the owner.

Reservation acceptance may take longer than 72 hours due to the property’s needs.

Contract terms may vary based on the agreement between the owner and seller, following either HEMIC terms or directly negotiated terms.
